Economic Analysis: Home builders and developers, as well as commercial and mortgage banks, needed detailed projections of housing demand in Puerto Rico to plan their operations in this profitable, but volatile, market. Estudios Técnicos, Inc. developed a forecasting model to predict housing demand in each of the island's 78 municipalities and for more than seven prices brackets. The study has been produced six times in the last fifteen years, and is a basic source of information in the housing business. Another report, The Construction and Sales Activity Report is a quarterly survey that provides the construction, financing, and real estate sectors with accurate and actionable economic information.
The firm also provides economic overviews and forecasts to a large number of clients, including the Puerto Rico Manufacturers Association, the PR Bankers Association and the General Contractors Association.
Sectoral and Public Policy Studies: As the roles of government and the private sector change in addressing social needs, the so-called third sector - the not-for-profit service organizations - have assumed greater responsibility. A major third-sector entity realized that to fulfill its mission it had to carefully assess the needs and major problems of its client population. Estudios Técnicos, Inc. put together a professional team that designed and performed field studies to help the agency set program priorities, based on a scientific assessment of needs in the population to be served. Besides its usefulness as a program-planning tool, the study also helped to guide public policy in several social service areas.
