Feasibility Studies: A major project related to the conversion of a former Air Force facility required an assessment of potential uses. Estudios Técnicos, Inc. was asked by the Government to put together an assessment of feasible uses for the facility. A similar project related to the need for an assessment of the potential uses for a small local airport located in a strategic urban setting. Again, the firm provided feasible alternatives and a carefully drafted implementation plan. In both cases, the study results supported policy initiatives.
Location and Best-Use Studies: A corporation with extensive land holdings in a zone with extraordinary development potential called on Estudios Técnicos, Inc. to put together a best use analysis for the property. The end result was a carefully drawn up master plan for the development of a mixed use development. The firm drew on its experience and specialized knowledge of different markets (retail, tourism, office, education, and housing) and its familiarity with urban land use plans, to identify possible uses for the land and help the client choose the optimal configuration for the property.
Site Selection: A major mainland fast food chain was interested in defining the sales potential of the Puerto Rican market and choosing the sites that would help them achieve that potential. Estudios Técnicos, Inc. developed an analytical model which provided the franchise with the required information and, through imaginative use of its GIS capabilities, field work and use of extensive data bases, provided the foundations for decision-making by both the franchiser and the franchisee.
